Our home base. Canal and bay-front homes mean docks, boat lifts and seawalls, so marine-grade fixtures and drainage matter most here. Being local also makes follow-up visits and adjustments easy.

South Tampa

Historic Hyde Park homes, big live oaks and waterfront streets on Davis Islands and Culbreath Isles. Warm, restrained lighting suits these neighborhoods best.

FishHawk, Lithia and Valrico

Newer two-story homes, screened pool cages and active HOAs. Curb appeal, pool cage color and permanent holiday lights are the most common requests.

Westchase and Carrollwood

Planned villages and established, tree-lined streets, many with lake or pond views. Front-of-house lighting, safe paths and backyard views toward the water.

Why we focus on four areas

Staying close to home means we can visit, install and come back for adjustments without long drives, and we get to know the homes, HOAs and soil in each neighborhood.

Outside these areas?

We also work in Riverview, Ruskin, Sun City Center, Gibsonton, Brandon, Wimauma and nearby towns. Every system we install is low-voltage LED, usually on our own Zflex fixtures, and every job is quoted for your home.
